Property Management – Regularly scheduled property inspections, management reports on your schedule, 24-hour emergency answering service, management of vendors, obtaining proposals for projects/services, support for Board/Annual Meetings and mail outs for annual and budget meetings.
Accounting – Complete monthly financial reports with variance report, accounts receivable/payable, effective management of client collections and annual budget preparation. Our accounting staff is available for meetings with Board and Committees.
Training – We provide various workshops for our clients free of charge and will continue to work with them after the workshop to ensure that the training is effective.
Architectural Review & Web Portal – We will coordinate all ARB meetings with the ARB chairman and all architectural submissions will be posted on the website for ARB members to review prior to the ARB meetings.
Community Web Portal – Each of our clients will have their own dedicated web portal for their community. The portal provides resident access to current account information, CCR history and opportunity to respond to violations, work order history and request work orders.
E-Newsletter – Quarterly we will provide an e-newsletter specific to the needs of your community. Input from the Board and Committees are encouraged.
Preventative Maintenance Program – We will work with the Board and Maintenance/Grounds/Building Committee(s) to set up a long-term and short-term maintenance program. This program will allow us to be proactive in catching problems and give a long-term financial impact of preventative maintenance and replacement.
Board of Director Web Portal Access – The Board will also have access to additional information via the community web portal. This area of the portal will have board requested reports, CCR, Work Order and ARB history and status.
Clubhouse Rental Management – Need a consistent resource for managing clubhouse rentals? Look no further. We handle the rental application process, collection of rental fees and deposits, delivery of keys and final inspections after use. We make clubhouse management a cinch.
Gate and Pool House Access Management – When it comes to managing access cards and keys for community gates and amenities, having a single point of contact makes life easier for everyone. From issuing and programming new cards to facilitating replacements, we take care of it all. No more middle of the night or weekend calls to board members over lost keys.
Maintenance – As a separate service, we can provide the community with on-site or as needed maintenance personnel to perform regular property maintenance, including pool maintenance, and/or complete work orders.
